Victoria Real Estate Is Shifting — Here’s What April Just Told Us
Sales stayed flat while inventory climbed. Buyers have more choice, and pricing strategy matters more than ever this spring.

Hey Friends,
Welcome, and thanks for being here. I always appreciate you taking a few moments out of your day to stay connected with what’s happening in the Greater Victoria real estate market. At the end of this newsletter, I’ll give you my take. It’s an interesting time in the market and I want you to see and understand what I’m recognizing. This spring market has developed a noticeably different feel compared to the past few years. Inventory is building, buyers have more breathing room, and overall activity feels more measured rather than rushed. That said, demand has absolutely not disappeared. If you’re considering a move in 2026, understanding this shift could make a significant difference.Your Real Estate Guide & Friend,
Rick
April didn’t bring a dramatic shift to the Victoria market, but it did reinforce a trend we’ve now been watching for several months: inventory continues to rise while buyer activity remains steady, not aggressive. Total sales across the Victoria Real Estate Board were essentially unchanged from April of last year, yet active listings climbed more than 8% year-over-year, giving buyers more choice and more leverage in many segments of the market. The result is a market that feels increasingly selective. Well-priced homes with strong presentation are still drawing excellent traffic and, in some cases, multiple offers. But buyers are showing far less urgency toward homes that feel overpriced or poorly positioned. This is especially true in higher price points where purchasers have more options than they’ve had in quite some time. What makes this market particularly interesting is that prices have remained relatively stable despite growing inventory. Benchmark pricing for single family homes in the Victoria Core sits at approximately $1.339M, down just 1.2% from a year ago, while condos remain relatively flat as well. The bigger story right now is not necessarily price declines, but negotiating power and buyer psychology. Buyers are taking more time, asking more questions, and feeling less pressure to compete immediately unless the property truly stands out. For sellers, this means strategy matters more than ever. Preparation, pricing, marketing, and positioning are becoming increasingly important in determining whether a home sells quickly or sits. From what I’m seeing on the ground, the spring market remains active, but success is becoming more property-specific rather than market-wide.

Before I start here, I want to say Thank You again to all of you. I love what I do. I love who I get to come alongside of as a guide and advisor through real estate. Being recognized by Royal LePage as a Top Producer in April is something I don’t take for granted. I couldn’t be where I am without the support of my family and all of you! THANK YOU.
“What I keep coming back to lately is this: the market is no longer doing the heavy lifting for sellers. A few years ago, almost everything felt easy. Listings would hit the market, buyers would rush through the door, and momentum alone could carry a sale. That’s simply not the environment we’re in today. Right now, strategy matters. Preparation matters. Pricing matters. Presentation matters. But honestly? I think that’s a healthier market. Buyers have time to think. Sellers have competition. And great homes still rise to the top. I’ve seen it firsthand over the past few weeks. Strong activity, packed open houses, multiple offers on the right properties… while other homes sit and chase the market. The gap between “well-positioned” and “missed the mark” feels wider than it has in a long time. For me personally, this is the kind of market where experience, communication, and honest advice matter most. It’s also the kind of market I genuinely enjoy working in because strategy can truly change outcomes for clients. As always, if you’re wondering what all of this means for your home, your neighbourhood, or your future plans, reach out anytime. Even if it’s just for a conversation.”
