Septemberâs real estate market in Greater Victoria hit a sweet spot. Not too fast, not too slow. A total of 554 properties sold, just 3% fewer than last year but up 5.5% from August. This shows that despite shifting interest rates and seasonal trends, demand remains steady.
Hereâs what stood out:
- Single-family homes: Sales climbed 6.3% year-over-year with a benchmark price of $1,294,800. Prices are holding fairly steady, just a touch lower than August.
- Condos: Softer month, with sales down 18.5% year-over-year. The benchmark condo price dipped slightly to $547,500, which may open the door for first-time buyers as rates ease.
- Townhomes: Quietly strong â sales up 9.1% compared to last year, with a benchmark of $854,300.
- Inventory: Weâre sitting at 3,694 active listings, up nearly 10% from last year. Thatâs good news for buyers who now have more choice and time to make decisions.
Weâre officially in whatâs called a balanced market ⊠neither sellers nor buyers hold all the cards. Sellers still benefit from solid demand (especially for well-presented, correctly priced homes), while buyers have breathing room to be thoughtful in their decisions. Translation: no more frantic bidding wars, but still plenty of movement.
With interest rates on the way down, we may see renewed energy in the months ahead â especially in the condo segment as affordability improves.
